The seller is responsible for providing a warranty for the property sold to the buyer, in accordance with the provisions of Article 85 of the 2014 Housing Law and any amendments or additions by the State at the relevant time.
Before the building is put into use, the seller must inform and provide the buyer with a (1) handover report confirming the apartment building has been completed in accordance with legal regulations, so that both parties can determine the warranty start date for the property.
The warranty period is determined by the seller (owner, investor). Typically, this period is 60 months from the date the seller signs the handover report confirming the property is ready for use.
The warranty includes: repairing and correcting damages to the framework, columns, beams, floors, walls, ceilings, roofs, terraces, staircases, cladding, flooring, plastering, electrical systems for living and lighting, water supply and drainage systems, septic tanks, and fixing any tilting, sinking, cracks, or collapse of the property. For technical equipment and interior items, the seller must provide a warranty according to the commitments in the contract and include an annex detailing the above-mentioned points.

The buyer may also negotiate additional warranty or return terms with the seller if deemed appropriate.
